BOARD OF ADJUSTMENT
TOWNSHIP OF WEEHAWKEN
NOTICE OF HEARING

PLEASE TAKE NOTICE that the undersigned, the attorney for the record owner of the property known as Block 11, Lot 3, 1600 Park Avenue on the current Tax Assessment Map of the Township of Weehawken, New Jersey, will appear before the Weehawken Board of Adjustment at the Municipal Building, 400 Park Avenue, New Jersey, on March 25, 2008, at 8:00 p.m. to apply for site plan approval and variances from the Zoning Ordinance in order to construct a 4 story singlefamily dwelling with a 1st floor garage containing 4 parking spaces in the SW - Special Waterfront District zoning district pursuant to the Zoning Ordinance, and for any other incidental relief that may be required by the Board after the review of the application.

The variances that the applicant will seek include a variance pursuant to N.J.S.A. 40:55D-70(d)(1) from the SW - Permitted Principal Uses to allow residential use instead of the permitted office use; a variance pursuant to N.J.S.A. 40:55D-70(c)(2) from the Lot and Bulk Requirements to allow a front yard of 5ft instead of the permitted 20ft minimum; a variance pursuant to N.J.S.A. 40:55D-70(c)(2) from the Lot and Bulk Requirements to allow a side yard of 0' to 7'8"ft instead of the permitted 10ft minimum; a variance pursuant to N.J.S.A. 40:55D-70(c)(2) from the Lot and Bulk Requirements to allow a rear yard of 1' to 9'4" ft on the first floor instead of the permitted 10ft minimum; a variance pursuant to N.J.S.A. 40:55D-70(c)(2) from the Lot and Bulk Requirements to allow a maximum building coverage of 78% instead of the allowed 40% and to allow and such other variances and relief as may be required by the Board pursuant to the Zoning Ordinance and/or N.J.S.A. 40:55D-70(c) and N.J.S.A. 40:55D-7(d).

The intent of this notice is to afford you the opportunity to appear, if you so desire, before the Board at the time and place designated above for the purpose of being heard with respect to this application. All documents and plans for this application have been filed with the Board at the Municipal Building and are available for inspection during normal business hours.
